One of the priorities of development of the territory was land for construction develop in accordance with city planning requirements and create a new orderly, luxury residential district planned in accordance with building regulations - Single apartment houses.
In our proposal, we divided the territory into two parts, the northern and southern sides. Houses located on the north side are on the uphill side, and on the south side downhill. The terrain played a big role in the development of these solutions, We tried to adapt the planning as much as possible to the existing terrain and avoid large-scale earthworks. Near the plots to the north, the road markings are about 3 meters lower, that's why we naturally have relief hills at the edge of the road, from which we enter the house and go up the stairs to the 0th level of the house. On the plots located in the south, we have the opposite solution, where the house is the roof is at the 0 mark and we go down to the other floors by a ladder. In this situation too, -1 the floor, which is 70% in the ground, still turns out to be a full-fledged residence. Both types of houses can accommodate 2 cars and there is still room to park a guest's car.
We adapted the functional zoning configuration to the location of the buildings, it will be further specified depending on the buildings. Residential zone falls in the middle of the area that will be surrounded with recreational spaces, which will make the complex even cozier. It will also impose certain restrictions on plots in the future - No further development should be taken over and the complex should be kept in its original form. We have a two-story building in the west of the recreation area, where there will be various shared facilities for the residents, and to the east we have a security booth and an office, a symbolic booth will be arranged with the name of the district, which will create the feeling of entering a closed area. We also offered green roofs, solar panels, a rainwater collection system, thus taking care of the environment and design for future.
